Loan Application Checklist

 

 

 

WHEN YOU APPLY FOR A MORTGAGE LOAN, HAVING THE FOLLOWING DOCUMENTATION WILL SPEED THE PROCESSING OF YOUR APPLICATION.

 

  • A legible copy of the purchase agreement and addendums signed by all parties. 

  • A check for your appraisal and credit report.

  • A complete legal description and updated tax information. 

  • Name and phone number of real estate agents (both buyer and seller).

  •  A recent pay stub for borrower and co-borrower. 

  • If you are on permanent disability income or pension income, bring the name and address of agency, providing income, copy of the award letter, and copy of most recent check. 

  • Last two years individual federal tax returns signed, signed and dated, with all schedules attached and w2’s.

  • If self employed, last two years’ tax returns.

  • Last two years’ federal tax returns, signed and dated, for corporations, sub-chapter “S” corporations and partnerships, all schedules attached.

  • Year-to-date profit and loss statement.

  • Past two years’ balance sheet. 

  • If applicable, a complete copy of your divorce decree and separation agreement.

  • If you are paying support or alimony, a twelve months’ history of payments will be needed.

  • If you receive alimony or child support and would like to disclose it as income, a twelve months’ history of payments will be needed. 

  • If applicable, a complete copy of your bankruptcy papers, including the original petition and discharge notice. 

  • Commission or overtime must be supported with the last two years’ tax returns with all attached schedules. 

  • If you have rental income, provide copies of your last two years federal tax return, with all schedules attached if owned less than one year, include a recent rental contract agreement. 

  • Copy of your last three months’ bank statements or addresses, account numbers and current balances. 

  • Name and addresses of all employers for the last two full years. 

  • A complete list of debts, including auto, furniture, charge accounts, student loans, with name, address and account numbers, balance and minimum monthly payment. 

  • Copies of all stock certificates, bonds and statements for investments, if being used as down payment of income.

For Construction Loans

  • Bring a copy of plans, specifications, and signed contractors’ agreement.

  • If applicable, approved county papers for septic and well.

  • Complete legal description.

  • Contractor must be on approved builder list, if not, get approved.

If Refinancing

  • Name and address of current lender with account number and phone number.

  • Refinance of land contract, copy of land contract, loan balance and name and address of land contract vendor.
